Buying a house in Kent or South East London? Find out what the roof is really like before you exchange — drone survey, written report for your solicitor, and a costed estimate you can negotiate with. £198 fixed, deducted in full if you go ahead with work.
You've found a house you love and the homebuyer survey says the roof is in “reasonable condition consistent with the age”. That is not an assessment — it's a disclaimer.
A RICS Level 2 surveyor doesn't climb onto the roof, doesn't check the underlay, and can't see what a drone sees. A roof that looks fine from the pavement can be one strong wind from losing tiles, or sitting on an underlay that perished years ago. You find out after you've moved in, when it's entirely your problem.
A pre-purchase roof survey closes that gap for £198 — before you're committed.

What it can save you
Renegotiate the price. If the roof needs £8,000 of work, you have photographic evidence and a costed estimate to put in front of the seller. The survey pays for itself many times over on a single successful negotiation.
Avoid a money pit. Failed timbers, rot or asbestos can turn a renovation into something far bigger than you budgeted for. Better to know before you exchange than after.
Budget accurately. Even when the roof is sound, knowing what's coming in five to seven years lets you plan instead of being ambushed.
Things we routinely find that nobody else spotted
These are the problems that don't show up from ground level, and that a general homebuyer survey will not catch:
Nail fatigue — tiles still sitting in place but held by nothing, one strong wind from coming off.
Lead flashings patched with silicone — looks sealed from below while water tracks behind it.
Perished underlay — the secondary weather barrier has broken down, leaving only the tiles between the weather and your loft.
Cracked chimney mortar — invisible from ground level, obvious on a drone survey.
