Conservation Area Re-Roof in Stansted, Kent

The Brief

A character property in a conservation area in Stansted village, near Sevenoaks — a re-roof that had to satisfy the council's conservation requirements as well as the homeowner's. The existing roof was reclaimed clay plain tile, and like-for-like matching mattered: swapping in standard new tile wasn't an option here, on a street where the roofline is part of what makes the conservation area worth protecting in the first place. The project also included a flat roof section over the rear extension, finished with lead detailing to match the traditional character of the rest of the property.

The Challenges

Conservation area work has a different set of rules to a standard re-roof. Reclaimed clay plain tile isn't something you can just order from a builders' merchant in bulk — sourcing enough matching stock, in a consistent colour and profile, takes more legwork than a straightforward retile. The flat roof over the extension needed the same care: rather than a modern torch-on or single ply finish, it was detailed in lead to sit properly alongside the reclaimed tile and keep the whole roofline looking original rather than patched.

The Result

A re-roof that reads as if it's always been there — reclaimed clay plain tile on the main roof and tile-hung cheeks, and a leaded flat roof section over the extension that doesn't look like a later addition.
